Fifth Dimension raises $26m to move property AI from leases to deals

Fifth Dimension began by pulling data out of leases for property firms. Its HV Capital-led Series A backs a bigger claim: that institutional investors will hand a specialist model the analysis behind their deals

On 11 May, Fifth Dimension, a London-based company that builds AI software for real estate investors, said it had raised a $26m (£19.1m) Series A led by HV Capital. Prudence, Mercia, MMC and AFG joined the round, and earlier backers Speedinvest, Seedcamp and Anthemis invested again. The company says its total funding now exceeds $40m (£29.4m) and that the money will pay for expansion across the US and Asia Pacific, including a new office in Singapore, and for more work on the platform’s agentic AI.

The product sits on top of the systems property investors already run. Fifth Dimension says it connects to tools such as Yardi, Dealpath and SharePoint without any data migration, goes live in two weeks and joins structured data with the documents that usually sit outside it in data rooms, spreadsheets and PDFs. Its agent, Ellie, then prepares analysis, screens deals, drafts investment committee memos and monitors variance across a portfolio, with each conclusion cited to its source, according to the company.

Four clients are named: BXP, Realty Income, Peachtree Group and Madison International Realty. Two BXP executives, vice-president and corporate controller Lily Selwa and chief information officer Colin Joynt, said in the announcement that the platform had “delivered measurable efficiency gains and reduced our reliance on third party providers across targeted accounting workflows at BXP”.

The round shows how far the company has moved in 20 months. In 2024 Fifth Dimension sold a document assistant to landlords, developers and agents. It now sells a decision layer to institutional investors and, by its own account, earns most of its revenue in the US. HV Capital is paying for the claim that a model trained on real estate work can do what general-purpose AI tools have not managed for these firms.

Founders from inside the industry

Companies House records the business as incorporated on 31 January 2023 under the name Data Tech Life Ltd, with Johnny Morris as its first director. Dr Kate Jarvis joined the board in March 2023, and the company took the name Fifth Dimension AI Ltd in February 2025. Jarvis, the chief executive and co-founder, has a PhD in linguistics from Stanford University and had spent 12 years designing machine learning products by 2024, according to the company. Its website says she also worked inside real assets as a chief product and chief technology officer. Morris, co-founder and chief product officer, says he spent 17 years building technology “mostly in real estate, real assets and finance”.

Both founders describe the same starting point. Jarvis says on the company’s site: “I watched brilliant investment professionals spend 40+ hours building board decks instead of making decisions.” Morris describes years of watching professionals “make billion-dollar decisions from PDFs and spreadsheets”.

A different customer list

Its seed round came in September 2024, when Fifth Dimension raised $7m (£5.1m) in a seed round led by Speedinvest, with Seedcamp and the Anthemis Female Innovators Lab fund. At the time Ellie was pitched as an assistant for document-heavy work such as lease data extraction, and the company named Grainger, Canary Wharf Group, Allsop and Hamptons among its users. It said its customer base in its home market had grown 42% in four months and that the seed money would fund a push into the US.

None of those four names appears in the Series A announcement. Fifth Dimension said the US already accounts for roughly 70% of its revenue, as reported by CRE Daily, and it now lists offices in London, New York and Singapore. The description has moved with the customers, from an AI assistant in 2024 to what the company now calls “the decision intelligence platform for real assets”.

The results it claims for clients are large: five times more capital deployed with the same team, a 5% increase in net operating income, complex deals underwritten in days rather than weeks and month-end close cut from 10 days to three. These are the company’s own figures, and the announcement does not say which clients they come from or how they were measured.

The case against generic AI

Fifth Dimension’s pitch rests on a claim about where general-purpose tools fall short. The company says “generic AI tools and internal builds have largely failed institutional real assets operators”, because a single asset can carry years of financing history, dozens of stakeholders and layers of covenant and compliance data. Its answer is proprietary models trained on real estate workflows rather than reliance on one general-purpose provider, ISO 27001 and SOC 2 Type II certification, and client data kept inside each client’s own environment.

Lina Chong, a partner at HV Capital, put the investor’s case in the same terms: “Real assets are the world’s largest, most complex asset class, yet the tech stack behind it hasn’t kept up.” Jarvis framed the round as a build-out: “We are building the intelligence layer that this industry has never had.”

Fifth Dimension went into its seed round as a document-AI supplier to property firms such as Grainger and Hamptons. It comes out of its Series A paying for an office in Singapore and a larger American sales effort, as a company that says most of its revenue comes from the US, with one public endorsement from BXP and a set of performance figures not yet tied to any named client.
